
Seminar #5 - Getting to the Closing Table
Once your offer is accepted, all parties get a copy of the fully-signed contracts. The 3-day attorney review period begins, where either party may have an attorney tweak the contract. Either party may cancel for any reason during attorney review, so it’s important to close attorney review as soon as possible.
Once attorney review is complete, you have a legally binding contract and both parties must fulfill their obligations.
Normally the buyer has 14 days to conduct any inspections and make requests for remediation from the seller. Your Realtor will be there every step of the way to protect your investment!
The buyer received the mortgage commitment while the seller provides a township resale certificate. You are ready to go to closing! Be sure you’ve secured homeowner’s insurance and set up utility accounts.
At the closing, you’ll provide the remainder of your down payment as well as the closing costs. This should coincide with the lender’s estimate your mortgage professional provided early in the process.
